Despite still attracting newcomers and inter-provincial job seekers, Alberta's housing market started 2024 with only a slight increase of 1.3% in home sales compared to last January.
Medicine Hat and Calgary took the biggest sales hits, down around 21% and 10%, respectively. Despite the decrease, Calgary still had the third-best January sales in the last 16 years. Other main centres, such as Fort McMurray, Grand Prairie, Edmonton, Central AB, and Lethbridge, saw annual sales increases ranging from 50% to 5%.
New listings were split, with some Alberta centres (like Calgary, Edmonton, and Lethbridge) seeing increases ranging from about 28% to 11%. Other centres, like Grande Prairie, Medicine Hat, Central AB, and Fort McMurray, saw inventory declines ranging from -20% to -1%.
Lower sales didn't stop Alberta home prices from continuing their ascent. In January 2024, the average provincial home price increased by 5.8% compared to last year, reaching $509,647. Lethbridge and Grande Prairie are the current home-price hot spots, each up by roughly 15% and 13% year over year, respectively.
The province also remained a seller's market, with sales-to-new-listing ratios (SNLR) ranging from a steamy 103% in Grande Prairie to the one balanced market left in Alberta — Fort McMurray at 59%. Edmonton saw the most significant SNLR tilt into seller's territory with a 30% year-over-year push.
The bottom line? As Trump's tariffs unfurl (especially energy-related ones) and the impact works its way down to affect household spending (and emigration) decisions, it remains to be seen if Alberta's market can maintain its housing momentum heading into Spring 2025.
