Depending on where you're purchasing your home, the provincial or municipal government may charge you to transfer the property ownership.

Land Transfer Taxes (LTTs) and Title Fees are part of the home-purchase closing costs you'll need to budget for — and be aware that your purchase deal may fall through if you don't have the funds to cover them.

These taxes or title fees usually range from 0.5% to 3% of the total value of the home.

British Columbia

Over $3M – Additional 2% for residential properties (5% total)

Prince Edward Island

Real Property Transfer Tax. A charge of 1% of the greater of purchase price or property value, with no charge on property values of less than $30K.

Newfoundland and Labrador

Registration of Deeds Fee. A base fee of $100, plus approx. 0.4% on the amount over $500.00.

Yukon Territory

Assurance Fee
The assurance fund fee is $20 for the first $10K, plus $10 for each $10K or portion thereof, of additional declared value since the last transfer was registered or title was issued.

Northwest Territories

Land Transfer Fee
A percentage of property value and mortgage amount, charged approximately as:
$1.50 for every $1K with a base fee of $100
$1.00 for every $1K for property values greater than $1M

Mortgage Fee.
A base of $80 and $1.00 for every $1K of the mortgage amount.

Nunavut

Territory Registration Fee
Based on property values, properties less than $1M are charged $1.50 for every $1K of value, subject to a minimum fee of $60.
For properties more than $1M, the fee is $1,500 plus $1.00 for every $1K over $1M.
