Depending on where you're purchasing your home, the provincial or municipal government may charge you to transfer the property ownership.
Land Transfer Taxes (LTTs) and Title Fees are part of the home-purchase closing costs you'll need to budget for — and be aware that your purchase deal may fall through if you don't have the funds to cover them.
These taxes or title fees usually range from 0.5% to 3% of the total value of the home.

Land Transfer Tax
Up to $200K – 1% of fair market value
From $200K to $2M – 2% of fair market value
Over $2M – 3% of property value
Over $3M – Additional 2% for residential properties (5% total)

Mortgage Registration Fee
$50 base fee, plus $5 per every $5K of principal mortgage amount; extra title $5
Title Transfer Fee
Under $500 – No charge
From $500 to $6,300 – $25
Over $6,300 – 0.4% of property value
Mortgage Registration Charge:
Up to $250K – $180
From $250K to $500K – $250
From $500K to $750K – $500
From $750K to $1M – $750
Over $1M – $1,000
Land Transfer Tax
Up to $30K – No charge
From $30K to $90K – 0.5% of fair market value
From $90K to $150K – 1% of fair market value
From $150K to $200K – 1.5% of fair market value
Over $200K – 2% of fair market value
Provincial Land Transfer Tax (PLTT)
Up to $55K – 0.5% of purchase price
From $55K to $250K – 1% of purchase price
From $250K to $400K – 1.5% of purchase price
Over $400K to $2M – 2.0% of purchase price
Over $2M - 2.5%
City of Toronto (MLTT) (these are the same pay structure as PLTT and in addition)
Up to $55K – 0.5% of purchase price
From $55K to $250K – 1% of purchase price
From $250K to $400K – 1.5% of purchase price
From $400K to $2M – 2% of purchase price
Over $2M – 2.5%
Over $3M – 3.5%

Real Estate Transfer Tax (taxe de Bienvenue) is charged by municipality, but generally are as below:
Up to $55,200 – 0.5% of property value
From $55,200 to $276,200 – 1% of property value
Over $276,200 – 1.5% to 3% of property value
Montreal Property Transfer Duties
Up to $55,200 – 0.5%
From $55,200 to $276,200 – 1.0%
From $276,200 to $552,300 – 1.5%
From $552,300 to $1,104,700 – 2%
From $1,104,700 to $2,136,500 – 2.5%
From $2,136,500 to $3,113,000 – 3.5%
Over $3,113,000 – 4%
Real Property Transfer Tax. A charge of 1% of assessed value of property.
Municipal Deed Transfer Tax
Halifax Metro – 1.5% on total property value
Outside Halifax County – Varies by municipality, approx. 1% to 1.5%
Real Property Transfer Tax. A charge of 1% of the greater of purchase price or property value, with no charge on property values of less than $30K.
Registration of Deeds Fee. A base fee of $100, plus approx. 0.4% on the amount over $500.00.

Over $3M – $550 to $750
Assurance Fee
The assurance fund fee is $20 for the first $10K, plus $10 for each $10K or portion thereof, of additional declared value since the last transfer was registered or title was issued.
Mortgage Fee
Under $100K – $50
$100K to $500K – $100
$500K to $1M – $200
$1M – $5M – $400
Over $5M – $600 to $1K
Land Transfer Fee
A percentage of property value and mortgage amount, charged approximately as:
$1.50 for every $1K with a base fee of $100
$1.00 for every $1K for property values greater than $1M
Mortgage Fee. A base of $80 and $1.00 for every $1K of the mortgage amount.
Territory Registration Fee
Based on property values, properties less than $1M are charged $1.50 for every $1K of value, subject to a minimum fee of $60.
For properties more than $1M, the fee is $1,500 plus $1.00 for every $1K over $1M.
